What ADUs Rent For in the San Gabriel Valley
Rents vary by size, condition, and neighborhood — detached units with their own entrance and parking command the most, while garage conversions typically rent below detached units of the same size. Talk to a local property manager for current rents in the specific neighborhood you're considering; online listing sites tend to skew high.
What It Costs to Build One
Costs vary widely by type (garage conversion vs. detached new construction), size, finishes, and site conditions. Always get current contractor bids for your situation — a single "average cost" number is meaningless without knowing your lot. Permitting has gotten faster under California's streamlined ADU rules, and several SGV cities now publish pre-approved ADU plan galleries, which cut design costs.
The Math That Matters
Rather than a single payback number, run your own math on three variables: realistic monthly rent for the specific area, all-in construction cost from real bids, and the appraised value a permitted ADU adds (appraisers in our market do credit permitted ADUs — unpermitted ones, not so much).
Three things make or break the numbers:
- Permitted vs. unpermitted. Unpermitted units rent for less, can't be financed by your buyer's lender, and add little appraised value. Always permit.
- Separate metering. Tenants paying their own utilities meaningfully improves your monthly cash flow vs. an all-inclusive rent.
- Parking and entrance. A private entrance and dedicated parking spot boost achievable rent in most SGV neighborhoods.
Watch Out For
- HOA restrictions — some Glendora and San Dimas HOAs still fight ADUs despite state law. Check CC&Rs before you buy for ADU potential.
- Owner-occupancy rules — a few cities have local quirks on renting both units. Verify with the planning department, not Reddit.
- Setback and height limits — these determine whether your lot fits a detached unit or only a conversion.
